MTFA Architecture provided the planning and design services from concept design through to the government entitlement process for this 180,000-square-foot building at the Pentagon Center Metro Station in Arlington, Va.

This project demonstrates a consensus within a complicated urban campus design while maintaining the required cost and space efficiencies required and achieving design excellence. The design draws from the project's context and supports environmentally friendly concepts for long-term maintenance. Designed to exceed USGBC LEED Silver Standards, it provides a mixed-use base to integrate into a transit-oriented, pedestrian-friendly context.

A living wall, adorned with seasonal species of blooming vines, creates a vertical park that camouflages a new, seven-story parking garage. The vegetation is supported by a drip irrigation system that filters and stores water collected from open parking surfaces in this development. As the vegetated green screen envelops the garage, it is intermixed with large graphics that animate this retail destination. Street-level retail with upper-level commercial offices creates a buffer that comes out to meet the people in this emerging pedestrian area.
